The property was a modern purpose built ground floor flat in a four storey block. The property was in need of upgrading of many of the services installations, and there were some communal maintenance liabilities that we advised clarifying. The client was able to proceed knowing that there were no significant defects or issues with the property.

RICS Condition Report and Probate Valuation, Hanwell, London, W7 

A Homebuyer Survey was chosen because this large Victorian semi detached house was subject to probate, and the occupiers wanted to establish whether repairs were considered necessary, prior to disposal. We identified a number of defects in respect of dampness and defective joinery and rainwater goods, together with a number of drainage and potential tree root damage issues.

A modern end terrace house built in 2004.

No specific issues or significant defects, but some minor maintenance issues identified, giving overall peace of mind for the purchaser.
