West London — Southall, UB1 & UB2
Chartered surveyors serving Southall, UB1 & UB2.

Why it matters
Need a valuer or chartered surveyor in Southall?
Yes — Southall (UB1 and UB2) is part of the area we cover across West London, and we have valued and surveyed here recently. This is a busy, established West London suburb in the London Borough of Ealing, now on the Elizabeth line: large Victorian and Edwardian terraces, interwar semis, a substantial stock of ex-council housing, and — on the former gasworks beside the Grand Union Canal — the large new-build neighbourhood of The Green Quarter. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge
What we see in Southall property
Southall’s housing stock
Southall is mainly a house market with a fast-growing flats sector. Its streets are lined with some of the largest late-Victorian and Edwardian terraces in West London — frequently extended, converted or in multiple occupation — alongside interwar semis toward Norwood Green and Dormers Wells and a good deal of ex-council housing. The big change is new-build: The Green Quarter (formerly Southall Waterside) on the former gasworks is one of the largest regeneration schemes in West London, delivering thousands of mostly leasehold flats beside the Grand Union Canal, with smaller schemes around the town centre and the Elizabeth line station.
Valuations, leasehold and new-build
Valuation and lease work is the core of what we do in Southall: Red Book valuations for probate and inheritance tax, matrimonial and capital-gains valuations, Help to Buy and shared ownership (both common on the new-build), and valuations of the large terraces for landlords and investors. On the purpose-built and new-build flats the lease length and terms, the ground rent, the service charge and any major works are central, and on the taller new-build blocks the cladding and EWS1 position matters for a mortgage.
The former gasworks, made ground and the canal
The defining local issue is ground condition. The Green Quarter sits on the former Southall Gasworks — a large contaminated brownfield site that has been remediated for housing, and one that has drawn ongoing air-quality and odour monitoring in the surrounding streets. On any property on or close to it we pay particular attention to the environmental and ground-condition information in the searches and to the site’s history. More widely, other parcels around Southall are former industrial or railway land where made ground is worth confirming, and works near the Grand Union Canal bring Canal & River Trust considerations.

Common questions
Southall surveyors — your questions
Yes — Southall, Norwood Green, Dormers Wells and the streets across UB1 and UB2, an area we cover. Much of our team works across West London; when you instruct us, an RICS surveyor who knows the area inspects the property.
Much of our team works across West London, so we can usually arrange a valuation or inspection in Southall within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.
We set out the lease — its length and terms, the ground rent, the service charge (which on a managed new-build can be substantial) and any major works — and on a taller block the cladding and EWS1 position. Because the scheme sits on the former Southall Gasworks, we also draw attention to the site’s history and to the environmental and ground-condition information in the searches. On a resale we check the same points.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
