Chelmsford covers a wide range. Victorian two and three-bedroom terraces run south of the centre through Moulsham; the 1930s “Avenues” of substantial semis sit to the north near the grammar schools; Chelmer Village grew up in the 1970s and 80s to the south-east; and Great Baddow, Springfield and Broomfield are long-established suburbs. Most recently the city has expanded hard at Beaulieu Park — an urban village of thousands of homes with its own new station — while the centre is densifying with apartments, including the Chelmer Waterside regeneration on the old gasworks.

Period terraces, new build & apartments

On the Victorian terraces we look at roofs, solid-wall damp, movement and the standard of extensions and loft conversions, with a Level 3 usually right where a house is older or much altered. Four river valleys: flood risk in Chelmsford

Flood risk deserves particular attention here. Chelmsford sits at the junction of significant river valleys where the Chelmer and the Can meet, and the Environment Agency recognises the city as a national Flood Risk Area. The city centre flooded badly in 1888 and again in 1958; flood defences built in the 1960s have largely held since, but the natural floodplains — the Baddow Meads and the Chelmer Valley — still flood after prolonged rain. On riverside or low-lying property we draw attention to the position and recommend it is confirmed through the searches. The bedrock is London Clay, with river gravels near the valleys, so shrink–swell movement near mature trees is also a recognised risk.
