Hanwell keeps its Victorian-village character. The densely built streets of “Olde Hanwell” off Boston Road and around the Village Green are lined with Victorian and Edwardian terraces and cottages, with 1930s semis and larger period houses towards Golden Manor and Churchfields. Alongside the houses are period conversion and purpose-built flats and, more recently, the new-build apartments of Hanwell Square. It is a family and first-time-buyer market that has long offered better value than neighbouring Ealing, now sharpened by the Elizabeth line.

Leasehold flats, valuations and period houses

The River Brent, London Clay and conservation

Hanwell sits in the Brent Valley, where the River Brent and the Grand Union Canal run along the western and southern edges, so on lower-lying river- and canal-side streets the flood position is worth confirming through the searches. Away from the water the ground is London Clay, where seasonal movement near mature trees is a recognised cause of subsidence in the period houses. The Village Green, Churchfields and Golden Manor conservation areas bring the usual consents for alterations, and Brunel’s Grade I-listed Wharncliffe Viaduct carries the Great Western main line across the valley, so on homes close to the railway we weigh noise.
