Hayes is predominantly an interwar suburb — 1930s semis and terraces built for the area’s large industrial employers — with older Victorian housing nearer the town centre and Botwell, extensive ex-council estates, and a large and growing new-build and conversion market. Hayes Village on the former Nestlé factory delivers well over a thousand canal-side homes; the Old Vinyl Factory, the former EMI record works, mixes heritage conversions with new build; and the town centre itself is being regenerated. The new-build and conversions are mostly leasehold flats.

Surveys, valuations and leasehold — a full-range market

Hayes is a genuinely balanced market for us: home surveys on the interwar and Victorian stock; Red Book valuations for probate and inheritance tax, matrimonial, capital-gains, Help to Buy and shared ownership on the new-build; and lease extension and enfranchisement on the flats.
