Northolt’s housing stock

Northolt grew in two waves. The first was interwar: 1930s private semis around Mandeville Road and Islip Manor. The second was post-war council building, above all the Racecourse Estate, laid out between 1951 and 1955 on the former Northolt Park racecourse, alongside other estates — so there is a great deal of ex-council housing, much of it now leasehold flats and maisonettes through Right to Buy. Newer new-build has appeared near Northala Fields. It is predominantly a house market and one of the more affordable in the borough.

Lease work and valuations on ex-council stock

A good deal of our work in Northolt is lease extension and collective enfranchisement on the ex-council leasehold flats and maisonettes and purpose-built blocks, alongside valuations for probate and inheritance tax, matrimonial and capital-gains, and home surveys on the interwar and post-war houses. The A40, made ground and the airfield

The A40 Western Avenue runs through Northolt, so road noise and air quality are worth weighing on properties close to it — partly buffered by the man-made hills of Northala Fields, themselves built over former landfill, so made ground is a local feature. The Grand Union Canal and Yeading Brook lie to the south, and RAF Northolt, an active military airfield, sits just to the west in South Ruislip, so aircraft are heard overhead at times. As elsewhere in the area, interwar semis on London Clay can show shrink-swell movement near mature trees.
