Why it matters

Need a chartered surveyor or valuer in Uxbridge?

Yes — Uxbridge is part of the area we cover across West London, and we have recently surveyed and valued right across UB8 and UB10. It sits at the western end of the Metropolitan and Piccadilly lines in the Borough of Hillingdon, with the M40 and M25 on its edge, Brunel University in the town and Heathrow close by. The stock is broad: Victorian and Edwardian terraces near the centre, interwar semis through Hillingdon, post-war and ex-local-authority housing, canalside and town-centre apartments, and new-build on the former RAF Uxbridge site. Websters is a firm of RICS chartered surveyors and registered valuers.

Local knowledge

What we see in Uxbridge property

Uxbridge’s housing stock

Uxbridge covers a wide span. Victorian and Edwardian terraces sit close to the High Street and the canal; interwar semis spread through Hillingdon as the Underground pushed west; post-war and ex-local-authority housing fills in behind them; and the town centre and Grand Union Canal frontage now carry apartment blocks and maisonettes. The former RAF Uxbridge site — home of the Battle of Britain Bunker — has been redeveloped for housing. Brunel University also means a significant rented and HMO market, which shows in the condition of some of the terraced stock.

Extensions, conversions & ex-council construction

The recurring findings here follow the stock. On the terraces and semis it is rear extensions, through-lounges and loft conversions — and whether they carried building-regulations sign-off — along with roofs, damp in solid walls, and dated wiring and services. Houses converted into flats or let as HMOs need particular care over fire separation, means of escape and the standard of the conversion. And on the post-war and ex-local-authority estates we identify the construction type, since some homes are non-traditional or system-built, which lenders scrutinise closely.

Leasehold flats, the canal & the Colne

A substantial part of our Uxbridge work is leasehold: lease extension and enfranchisement valuations on town-centre and canalside blocks, converted flats and maisonettes, where the unexpired term, the ground rent, the service charge and any major works all matter, together with the cladding and EWS1 position on taller blocks. On the ground, the Grand Union Canal, the River Colne and the Frays River run through the west of the town, so on low-lying and waterside property we weigh flood risk, to be confirmed through the searches.

Common questions

Uxbridge surveyors — your questions

Yes — Uxbridge, Hillingdon, Cowley, Yiewsley and the streets across UB8 and UB10, an area we cover. Much of our team works across West London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across West London, so we can usually arrange a survey or valuation in Uxbridge within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

Yes — leasehold work is a substantial part of what we do here. We value the flat and assess the lease extension premium under the statutory basis, and advise groups of leaseholders on collective enfranchisement. We set out the unexpired term, the ground rent and how it changes, the service charge and any major works, and where relevant the cladding and EWS1 position.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
