Our Freeholder client had instructed us to carry out an inspection for lease extension purposes after receiving a letter asking for an informal lease extension offer. Our Chartered Surveyor and Valuer was able report back with suggested offers based on a statutory route and a non-statutory route.

Having been issued with a section 42 notice, our Freeholder client was seeking valuation advice in order for their lease extension solicitor to prepare the section 45 counter notice.

A homebuyer survey was chosen by our client, as the property was a converted top  floor flat, in a former Victorian end terraced house. Our inspection revealed no major defects, although we were able to advise our client on a number of maintenance issues that needed clarification, and may involve financial liability.

A Home Survey is an inspection of a property to determine its condition, undertaken by an expert in building pathology. The Surveyor visits the property, carries out a very thorough inspection and then reports back on any problems they have uncovered.

Extending your lease or buying your freehold, known as collective enfranchisement, can be a timely and costly process which often involves negotiation, tactics and strict time keeping. It is for this reason many people appoint an experienced leasehold reform specialist Surveyor to help guide and advise them.

The first step in extending your lease is to have a Surveyor undertake a valuation and report to you on the likely costs involved. The valuation involves a thorough inspection of the property, going through the lease and any other important documents, comprehensive research of the market and any court case evidence and reporting back.

A Market Valuation is a fairly general term for any type of report that assess the value of a property. These could be Red Book compliant reports if they are needed for:

-Capital Gains Tax

-Inheritance Tax

-Matrimonial/Divorce Settlement

-Compulsory Purchase

-Staircasing and Shared ownership or shared equity

A good quality Red Book Market Valuation provides you with the security that it has been carried out in compliance with best practice guidance. 

A Market Valuation can also be outside of the remits or the Red Book Report. This would usually be done for agency, marketing or for negotiations. 

At Websters Surveyors these reports are all carried out by RICS Registered Valuers, which is a designation achieved by demonstrating competence and experience in providing a range of Red Book Valuations.
