EN2 is the greener, hillier side of Enfield. It is known for larger Edwardian and Victorian villas — including the ornate, tile-hung houses around Windmill Hill and the substantial homes off The Ridgeway and Bycullah Road — alongside 1920s and 1930s detached and semi-detached houses through Gordon Hill, Lavender Hill and Chase Side, and grander detached houses on generous plots toward the green belt and Trent Park. There are also period terraces on the lower slopes and some purpose-built flats near the stations. Each type, from a large period villa to an inter-war semi, needs a different survey approach.

Conservation areas, the green belt and larger plots

Much of EN2 is leafy and protected. Conservation areas including Chase Green, Forty Hill and Clay Hill cover pockets of the area, and the Metropolitan Green Belt wraps its northern edge around Forty Hall, Whitewebbs and the approach to Trent Park — so consent and planning constraints can apply, worth checking early. The larger detached villas simply have more to inspect — bigger roofs, chimneys, outbuildings and longer private drainage runs — and original period features are worth retaining, all of which we set out clearly.

Sloping ground and heavy London Clay

The ground in EN2 rises and falls noticeably — Gordon Hill, Clay Hill, Windmill Hill and Holtwhite’s Hill all live up to their names — so on the hillside plots we pay attention to retaining walls, drainage and moisture paths. The subsoil is London Clay, locally heavy (Clay Hill is named for it), where shrink–swell movement near the area’s many mature trees is a recognised cause of subsidence, so we look closely at crack patterns, vegetation and any historic underpinning. Turkey Brook, the New River and other watercourses run through the wider area, so a localised flood consideration is worth confirming through searches on lower-lying plots.
