Inheritance Tax Valuation, Cockfosters, EN4

We were contacted by an executor of an estate seeking valuation advice for inheritance tax purposes. We were instructed by the client to carry out a market valuation of a semi-detached bungalow. Our Chartered Surveyor was able to inspect the property and provide their professional opinion as to the market value.

Collective Enfranchisement Valuation, Finchley, London, N3 

Two leaseholders of a building contacted us asking whether we could advise them on their rights to purchase their freehold. Our Chartered Surveyor suggested that we can help with evaluating the costs and together with a solicitor could also establish the best approach to buying their freehold.

Help-to-buy valuation, Belsize Park, NW3

A leaseholder requested a market valuation for Help-to-buy loan purposes. The client required a report from a chartered surveyor and RICS registered valuer with a professional opinion as to the value of the property in order to pay back part of the loan granted under the help to buy scheme.

Collective Enfranchisement Valuation, Dalston, London, N1 

Two leaseholders within a building decided to get together to buy their freehold. We were instructed to calculate how it would cost them to purchase their freehold and advise them on the individual breakdown of costs and the process. 

Portfolio Inheritance Tax Valuation, Wembley, HA9 & HA3

We were instructed to undertake 3 market valuations for inheritance tax purposes. The properties were located in Wembley and Preston Road. A mixed portfolio including a short lease flat meant that the client needed specialist valuation advice. Our chartered surveyor and valuer was able to inspect the properties and give their professional opinion as to their market values.

Valuation for Insurance, Tottenham, N15

Websters Surveyors were instructed by a legal firm to undertake a valuation for their client, an Insurance firm. The valuation required our chartered surveyor to value a plot of land which contained an easement, or right of way. The land had to be valued on the basis of its current set up, and on the basis that the easement did not exist and had some development potential.

RICS Homebuyer Survey and Report in Cockfosters, London, EN4 

We undertook a Homebuyer Survey on a typical 1930’s semi detached house that had been extended, but vacant for some time.  We noted dampness in the roof void to the party wall masonry and the chimney breast. The rear single storey lean to kitchen had a tiled roof with cement fillets to the abutting rear wall. Cement fillets can shrink, crack and become porous in time allowing damp penetration. We advised on their replacement with lead flashing strips. Dampness was detected to the main walls and further specialist investigation was recommended to ascertain the extent and cost of rectification. 

In addition, there was a detached garage, and we reported on several structural defects and electrical installation that did not meet safety requirements.

RICS Homebuyer Survey Report in Hatch End, Pinner, HA5

The property was a modern purpose built ground floor flat in a two storey block. Although there were no specific defects noted, we were able to advise our client in respect of a section of private garden within the communal grounds, and in respect of extending the relatively short unexpired lease term remaining, in order to avoid marriage value premium value implications.

A converted first floor flat in a three storey converted Victorian mid terraced house. A number of defects to the solid masonry brickwork were commented upon, together with maintenance issues identified regarding worn flashings to a flat felt roof.

RICS Homebuyer Survey Report, Whetstone, London, N20

A homebuyer survey was chosen by our client, as the property was a 1960’s end terraced house built on non-traditional construction known as wimpey no fines and this caused some concern. This form of construction involves the use of solid shuttered concrete walls. Our inspection revealed no major defects or issues, providing our client with reassurance and peace of mind.

A converted first floor flat with roof accommodation, in a two storey converted 1930’s semi detached house. No specific issues or significant defects. Chimney breast masonry removed, but we were able to confirm that this had been undertaken satisfactorily. Rainwater goods were noted to be blocked.

The RICS, through it’s members including Websters Surveyors currently offer 3 different levels to Home Surveys, being Levels 1 – 3 depending on the level of detail you need. 

A Level 1 Survey (formerly known as a Condition report) is the entry level Survey, often used for newbuild properties or those where there is little concern about potential defects. 

A Level 2 Survey (formerly known as a HomeBuyer report) is the mid level Survey which is used for the majority of property types. If you’re buying an ordinary house, built of typical building materials, then chances are, this is what you’re requesting. 

A Level 3 Survey (formerly known as a Building Survey or a Structural Survey) is the highest level and most in detail Survey. If you’re buying somewhere that is a listed building, a substantial detached property not recently built or perhaps a heavily extended or modified property, then this may be the best option for you. 

A Home Survey is not supposed to put you off buying a property, but it is to equip you with full knowledge and understanding of exactly what you are buying. A property is often one of the most expensive purchases you will make in your lifetime so it is wise to do so with the full picture at your disposal.

Extending your lease can sometimes seem like an extremely daunting process. Many people often bury their heads and think they’ll come to it at another time. The problem with waiting and pushing it off is that the lease is a diminishing asset so the longer you wait to extend the lease the more expensive it may become.

Often taking the first step is what sets the ball rolling. Websters Surveyors have recognised this and therefore offer a valuation service with requirement to enter into negotiations for the extension. This allows you to have a valuation, giving you the opportunity to see how much it is likely to cost for the lease extension and then you can decide whether you would like us to advise further and negotiate.

There are two routes to extending your lease -  the Formal and the Informal lease extension routes. Neither is better or worse than the other. The decision on which route to go down would depend on what suits you as an individual and related circumstances such as the identity of the freeholder.
