Highbury’s housing stock

N5 is overwhelmingly period, and largely flats. The oldest and grandest parts are the gated Georgian terraces and squares — Highbury Place, Highbury Terrace and Highbury Crescent — around Highbury Fields, with large early-Victorian Italianate villas at Highbury New Park and Aberdeen Park, many divided into flats. North toward Finsbury Park the streets become denser late-Victorian and Edwardian terraces, including the Blackstock Triangle. The most distinctive modern stock is Highbury Square, where Arsenal’s former stadium — its listed Art Deco stands and all — has been converted into apartments, alongside newer blocks around Drayton Park. Each type, from listed Georgian house to converted-stadium flat, needs a different survey approach.

Conservation areas, conversions and the stadium flats

Much of N5 is protected. Conservation areas including Highbury Fields, Highbury New Park and Aberdeen Park, together with many listed Georgian buildings, mean consent is often needed for external work and the period fabric needs a careful, sympathetic eye. Because so many of the houses are converted into flats, lease length, ground rent, service charges and the quality of the conversion are central, and we advise on lease extensions and collective enfranchisement. The Highbury Square stadium flats are well known for high ground rents and substantial service charges, and on the modern blocks there — and around Drayton Park — we look closely at cladding and EWS1 status, fire safety, balconies and communal areas.

London Clay and period fabric

Highbury sits on London Clay, where shrink–swell movement near the area’s many mature street trees is a recognised cause of subsidence, so on the Georgian and Victorian stock we look closely at stepped cracking, distortion around window openings and any historic underpinning. The houses are largely solid-wall with suspended timber floors and shallow foundations, and lower-ground and semi-basement rooms bring damp and drainage considerations. Arsenal home matches at the nearby Emirates can also bring road and parking controls to the south-western edge of N5, which we are happy to factor in for properties close by.
