N1's housing stock

N1 holds one of London's highest concentrations of Georgian and early-Victorian terraces — the garden squares of Barnsbury (Lonsdale, Gibson, Thornhill, Cloudesley) and Canonbury (Canonbury Square), Duncan Terrace and Colebrooke Row along the New River, and the stock-brick Victorian streets around Upper Street and Essex Road — a great many subdivided into flats. Post-war estates and newer development around the City Road basin and Regent's Canal complete the picture.

Conservation, listing and conversions

Much of Islington is conservation-controlled — Barnsbury, Canonbury, Duncan Terrace & Colebrooke Row, Cross Street and others — with widespread Article 4 directions, so windows, brickwork, roofs and extensions usually need consent, and many houses are Grade II listed. A large share of the stock is leasehold flats in converted townhouses, where lease length, freeholder consent, Licence to Alter and service charges matter. We cross-check what has been done against the records and factor it in.

Period stock, trees and ground

The typical Islington house is soft London stock brick with a two-storey rear closet wing, where historic movement at the junction (differing foundation depths) is common, and conversions often show damp at lower-ground and basement level. Islington has some of the highest concentrations of high-water-demand street trees in London on London Clay, so shrink-swell movement near trees needs watching. Sash windows, lime mortar and parapet gutters also get particular attention.
