Holloway’s housing stock

N7 is largely Victorian, with Georgian townhouses around Lower Holloway and Liverpool Road and long runs of Victorian terraces either side of the Holloway Road, a great many converted into flats, maisonettes and studios. Set among them are substantial ex-local-authority estates — the Andover among the largest — where Right-to-Buy flats are common. More recently, the Emirates Stadium development added around two thousand new homes nearby, and the former Holloway Prison site is being rebuilt as Holloway Park, so there is a growing stock of new-build apartments alongside the period housing. Each type — from solid-wall Victorian terrace to ex-council block to cladding-era new-build — needs a different survey eye.

Conservation areas, ex-council stock and the Emirates

Parts of N7 sit within conservation areas — Hillmarton and the Mercers Road/Tavistock Terrace area among them — protecting the Victorian and Georgian terraces, so consent can be needed for alterations to windows, roofs and frontages. A large share of the flats are ex-local-authority, where service charges, major-works bills and lease terms matter, and the newer blocks around the Emirates and Holloway Park bring cladding, EWS1 and service-charge questions. Note too that on Arsenal home-match days strict road closures and parking controls apply around the stadium — relevant for properties on the surrounding streets — which we are happy to factor in.

London Clay and made ground

Holloway sits on London Clay, where shrink–swell movement near mature trees is a recognised cause of subsidence, so on the period stock we look closely at crack patterns, vegetation and any historic underpinning. Much of the housing is solid-wall Victorian with shallow foundations and suspended timber floors, and lower-ground and basement rooms bring damp and drainage considerations. Parts of the area also stand on made ground — the Emirates Stadium occupies a former waste and industrial site, and other pockets reflect the area’s industrial past — which, together with the leasehold service-charge questions on the flats, we factor into a survey or valuation.
