Wembley and Wembley Park’s housing stock

HA9 is really two markets. Around the stadium, the 85-acre Wembley Park regeneration has added thousands of new-build flats — a large share of them professionally managed build-to-rent, set in towers of up to around nineteen storeys, on track to be the UK’s largest single build-to-rent neighbourhood. To the south and west, Tokyngton, Preston Road and North Wembley are older inter-war Metroland semis and terraces, and there are pockets of ex-local-authority housing such as Chalkhill. Because so much of the new stock is built and held for rent rather than sale, comparable evidence needs care — which is partly why valuation work is such a large part of what we do here. Each type, from new-build tower to inter-war semi to ex-council flat, needs a different approach.

Regeneration, new-build and leasehold

The new-build and build-to-rent blocks bring the questions that matter most on modern flats: cladding and EWS1 status, service charges and management arrangements, ground rent and the lease itself, and how the building is run by operators such as Quintain Living. On the ex-local-authority stock, service charges, major-works bills and lease terms are the key issues, and on the inter-war houses the usual period considerations apply. Much of the regeneration sits on former exhibition land, car parks and brownfield, so made ground is a factor we keep in mind on the newer plots.

Stadium and arena event days, and London Clay

A defining local feature is the Wembley Stadium Event Day Protective Parking Scheme: on stadium and OVO Arena event days — which can fall several times a month in season — much of HA9 becomes permit-only, with restrictions on the main approach roads and many residential streets, plus extra footfall and noise. It is well worth weighing for a property near the stadium, and we are happy to factor it in. On the ground itself, Wembley sits on London Clay, where shrink–swell movement near mature trees is a recognised cause of subsidence, so on the inter-war houses we look closely at crack patterns and any historic underpinning.
