NW10 runs from the pre-1920s Victorian and Edwardian terraces around Willesden, Harlesden and Kensal Green — a great many divided into flats — through 1920s–30s terraces and semis off College Road and All Souls Avenue, the rebuilt social housing of Stonebridge Park, and converted warehouses around Kensal Rise, to new apartment blocks toward Park Royal and Old Oak. Each needs a different survey eye.

The solid-wall Victorian terraces — frequently converted — commonly show damp at lower levels, bridged damp-proof courses and movement from historic alterations, and parts of NW10 sit close to long-standing industry and the canal around Park Royal. The area is on London Clay where shrink-swell movement near trees needs watching. Period roofs, parapet gutters and rear additions also get particular attention.
