Why it matters
Need a chartered surveyor or valuer in Ruislip?
Yes. Ruislip is one of our busier patches, and in recent years we have completed instructions across the postcode, with our head office a short drive away in Finchley Central. HA4 sits in the London Borough of Hillingdon and is classic Metroland: 1930s bay-fronted semis and detached houses, Arts and Crafts garden-suburb cottages, a medieval and period core around the old village, ex-council housing around South Ruislip and some purpose-built flats near the stations. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge
What we see in Ruislip property
Ruislip’s housing stock
Ruislip is overwhelmingly interwar Metroland. Bay-fronted 1930s semis and detached houses, much of it mock-Tudor, line most residential roads, with grouped terraces at Ruislip Manor and Arts and Crafts garden-suburb cottages — the earliest built by the Ruislip Manor Cottage Society around Manor Way. Around the old village there is a medieval and period core — St Martin’s Church, Manor Farm and its 13th-century Great Barn — with ex-council housing around South Ruislip and some purpose-built flats near the stations. It is predominantly a house market, and a great many of the semis have been extended.
A survey-led market
Home surveys lead what we do in Ruislip. RICS Level 2 and Level 3 surveys on the interwar semis and detached houses and the period village stock make up the bulk of our HA4 work, and on the many extended homes we look closely at the standard and building-regulations status of rear and side extensions, loft conversions and conservatories. Alongside the surveys we carry out valuations for probate and inheritance tax, matrimonial and capital-gains purposes, and some lease work on the flats near the stations.
HS2, the woods and the old village
Three local factors stand out. HS2’s Northolt Tunnel runs deep beneath the area, with its western portal at West Ruislip and a ventilation shaft near South Ruislip; construction is ongoing, so on nearby homes it is worth being aware of the works and of HS2’s responsibility for any settlement damage. Ruislip Woods National Nature Reserve — some 726 acres of ancient woodland — borders the north and west, so homes backing onto it warrant a close look at trees, roots and boundaries, and the London Clay can show shrink-swell movement near mature trees. And the old village is a conservation area with listed buildings, so alterations there can carry listed-building and conservation-area consents.

Common questions
Ruislip surveyors — your questions
Yes — Ruislip, Ruislip Manor, South Ruislip, West Ruislip, Ruislip Gardens and the streets across HA4, with our head office a short drive away in Finchley Central. When you instruct us, an RICS surveyor who knows the area inspects the property.
With our head office a short drive away in Finchley Central, we can usually arrange a survey or valuation in Ruislip within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.
On the interwar semis we look at the roof and any structural movement — the London Clay can move near mature trees — the condition and building-regulations status of any extension, loft conversion or conservatory, damp, and the services. Near West and South Ruislip we note the HS2 works; near Ruislip Woods we pay attention to trees and boundaries; and in the old village we flag any conservation-area or listed-building considerations. A Level 3 Building Survey suits an older, altered or extended house.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
