Local knowledge

What we see in Friern Barnet property

Friern Barnet and New Southgate’s housing stock

N11 is a leafy, mixed suburb. Most of it is late-Victorian and early-Edwardian houses — many of the larger ones now subdivided into flats — together with plenty of 1930s semis, maisonettes and purpose-built flats, and pockets of post-war and ex-local-authority housing. The best-known modern stock is Princess Park Manor, the gated luxury conversion of the Grade II-listed Colney Hatch hospital set in parkland, and the adjacent Friern Village. There are further newer estates around Colney Hatch Lane. Each type, from a converted period house to a 1930s semi to a flat in a listed former hospital, needs a different survey approach.

Princess Park Manor, conservation and conversions

Friern Barnet has real heritage among the suburbia — the Grade II*-listed St John the Evangelist, the listed former Town Hall and Arnos Grove’s celebrated 1930s station — and parts of the area, including the setting of Princess Park Manor and the streets around Friern Barnet Lane, carry conservation and listed-building controls. A flat at Princess Park Manor sits within a listed building, so alterations are tightly controlled and the lease, ground rent, service charges and estate management matter; the same leasehold points apply to the many period houses divided into flats. We set out clearly where a property stands.

London Clay, the North Circular and Pymmes Brook

Friern Barnet sits on London Clay, where shrink–swell movement near mature trees is a recognised cause of subsidence, so on the period and inter-war stock we look closely at crack patterns, vegetation and any historic underpinning, and at the quality of any extensions on the 1930s semis. The North Circular (A406) runs along the southern edge of the area through New Southgate, so for properties close to it we weigh traffic noise and disturbance, and Pymmes Brook runs through Arnos and Brunswick Parks, so a localised flood consideration is worth confirming through searches on lower-lying plots.

Common questions

Friern Barnet surveyors — your questions

Yes — Friern Barnet, New Southgate, Arnos Grove, Colney Hatch and the Princess Park Manor side across N11. In recent years we have completed instructions across the postcode, with our head office a short drive away in Finchley Central; when you instruct us, an RICS surveyor who knows the area inspects the property.

Our head office is a short drive away in Finchley Central, so we can usually arrange an inspection in Friern Barnet within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.

Princess Park Manor is a Grade II-listed former hospital, so on a flat there we look closely at the lease, ground rent, service charges and estate management, the constraints that listed status places on alterations, and the condition of the communal areas, roofs and grounds of a large period building. On the period houses and 1930s semis elsewhere in N11 we focus on roofs, walls, extensions and movement on the clay near mature trees.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
