N6 runs from the Georgian and early-Victorian houses of Highgate Village around The Grove, Pond Square and South Grove, through grand Victorian and Edwardian villas along the hill and the Archway Road (many now divided into mansion flats and conversions), to notable modernist blocks such as Highpoint. Conservation, listing and three boroughs

Highgate Village is one of London's oldest conservation areas and contains many listed buildings, with the postcode straddling Haringey, Camden and Islington, so windows, roofs, extensions and most external works can need consent — and for listed buildings we usually recommend a Level 3 survey. A large share of the stock is leasehold flats in converted villas and mansion blocks, where lease length, freeholder consent and service charges matter. We check the position and factor it in.

Hill, slopes and period detail

Highgate sits on a prominent hill where sloping ground has led to basements and lower-ground accommodation prone to damp and lateral moisture, so we assess waterproofing and ground levels closely. The area sits on London Clay with many mature trees, where shrink-swell movement and historic subsidence need watching. Solid walls, sash windows, parapet gutters and stucco detail also get particular attention.
