London Clay, extensions and Mutton Brook
East Finchley sits on London Clay, where shrink–swell movement near the area’s many mature trees is a recognised cause of subsidence, so on the period and inter-war stock we look closely at crack patterns, vegetation and any historic underpinning. The 1930s semis are very commonly extended to the rear and into the roof, so we pay particular attention to structural alterations, load paths and workmanship, and whether works were properly consented. Mutton Brook runs through the south of the area toward the Garden Suburb, so on lower-lying plots a localised flood consideration is worth confirming through searches.
