Why it matters

Need a chartered surveyor in Tottenham?

Yes. Tottenham is a busy patch for us — we have completed more than 100 surveys, valuations and leasehold matters across N17 in recent years, covering the area from our Finchley Central head office. It is one of the most varied parts of North London: late-Victorian and Edwardian terraces (many converted into flats) along the High Road and around Bruce Grove, the Arts-and-Crafts cottages of the Tower Gardens estate, large ex-council estates, and a wave of new-build apartment blocks around Tottenham Hale and the stadium driven by major regeneration. A lot of our work here is valuation — probate, shared ownership and Help to Buy on the newer flats — alongside home surveys on the period stock.

Local knowledge

What we see in Tottenham property

N17's housing stock

N17 runs from the late-Victorian and Edwardian terraces along the High Road and around Bruce Grove — solid brick, frequently converted into flats — through the Arts-and-Crafts cottages of the Tower Gardens estate and large ex-council estates, to the new-build apartment blocks rising around Tottenham Hale and the stadium. Each needs a very different survey eye.

Regeneration, new-build and service charges

Tottenham Hale and High Road West have seen extensive regeneration, with thousands of new homes in modern, managed apartment blocks. Much of our valuation work here is on these — shared ownership, Help to Buy and probate — where lease terms and service charges (day-to-day management versus long-term maintenance) really matter, and we help buyers understand them. Around the Tottenham Hotspur Stadium, match-day road closures and footfall are a local factor worth weighing.

Period stock, conversions and ground

The solid-brick Victorian and Edwardian stock — much of it converted into flats — commonly shows dampness at lower levels, bridged damp-proof courses, raised external ground levels and limited ventilation after internal alterations, so we look closely at all of these. N17 sits on London Clay and low-lying ground toward the Lee Valley and Tottenham Marshes; period roofs, chimney stacks and rear extensions also get particular attention.
