Why it matters
Need a chartered surveyor or valuer in Edmonton?
Yes — and valuations are a large part of what we do here. We have worked across Edmonton and the surrounding N18 streets, completing Red Book valuations along with surveys and leasehold work recently, with our head office a short drive away in Finchley Central. N18 covers Upper Edmonton, in the south-east of the London Borough of Enfield on the edge of the Lea Valley — a busy, mixed and affordable area of Victorian and Edwardian terraces, 1920s and 1930s semis, ex-local-authority flats and the large, ongoing Meridian Water regeneration. Our RICS surveyors and valuers know this market well.

Local knowledge
What we see in Edmonton property
Edmonton’s housing stock
N18 is a mixed, affordable market. Much of it is Victorian and Edwardian terraced housing, built for working families either side of Fore Street and Silver Street, with 1920s and 1930s semis and a great deal of post-war and ex-local-authority housing, including flats bought under Right to Buy. On the eastern edge, the major Meridian Water regeneration is delivering thousands of new homes on former industrial land, from maisonette terraces to larger apartment blocks. Each type, from a solid-wall Victorian terrace to an ex-council flat to a brand-new apartment, needs a different survey approach.
Ex-council flats, Meridian Water and made ground
A large share of the flats in N18 are ex-local-authority, where the lease, service charges and any major-works history are the key issues — which is partly why valuation and leasehold work is such a large part of what we do here. At Meridian Water, the new flats bring cladding and EWS1 status, service charges, estate management and the lease to check, and because the scheme sits on a former industrial brownfield site, made ground and ground conditions are a factor. The wider area also has a long industrial history around Angel Road, so made ground crops up beyond the regeneration too.
The Lea Valley, flood risk and London Clay
Edmonton sits low in the Lea Valley, on London Clay overlain by river gravels and alluvium, so flood risk is a genuine consideration — Salmons Brook and Pymmes Brook run through the area toward the River Lea, and parts of N18 are within the Lee Valley floodplain. We always recommend checking the property’s flood status through the official flood-risk checker and the legal searches. On the clay, shrink–swell movement near mature trees is a recognised cause of subsidence on the terraced stock, and the North Circular (A406) runs through N18, which we weigh where a property is materially affected.

Common questions
Edmonton surveyors — your questions
Yes — Upper Edmonton, Fore Street, the Pymmes Park side and Meridian Water across N18. We have completed instructions across the postcode recently, with our head office a short drive away in Finchley Central; when you instruct us, an RICS surveyor who knows the area inspects the property.
Our head office is a short drive away in Finchley Central, so we can usually arrange an inspection in Edmonton within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.
On a Meridian Water new-build we look closely at cladding and EWS1 status, service charges and estate management, the lease and ground rent, and the made-ground history of the site. On an ex-local-authority flat we focus on the lease, service charges and any major-works programme, and on the Victorian terraces we cover roofs, solid walls, damp and movement on the clay — plus flood status across all of them, given the Lea Valley setting.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
