N13 is overwhelmingly Edwardian. Between about 1905 and 1914, builders laid out densely packed bay-fronted terraces and semi-detached houses across the Old Park estate (between Fox Lane and Aldermans Hill) and the Broomfield Park estate, many originally five-bedroom middle-class family houses with servants’ entrances. Around them are some larger Arts-and-Crafts houses, later 1920s and 1930s semis on the fringes, and flats — purpose-built, converted and above the shops along Green Lanes. The North Circular (A406) runs along the southern edge of the area, so for properties close to it we weigh traffic noise and disturbance.
