Why it matters
Need a chartered surveyor or leasehold valuer in Lower Edmonton?
Yes — and leasehold reform is a large part of what we do here. We have worked across Lower Edmonton and Edmonton Green, completing lease extension and enfranchisement valuations along with surveys and valuations recently, with our head office a short drive away in Finchley Central. N9 is the northern part of Edmonton, in the London Borough of Enfield — a mixed, busy area where the old village around Church Street meets Victorian terraces, large ex-local-authority estates and the 1960s and 1970s tower blocks of Edmonton Green. Our RICS surveyors and valuers know this market well.

Local knowledge
What we see in Lower Edmonton property
Lower Edmonton and Edmonton Green’s housing stock
N9 has a very mixed character. The old village survives around Church Street and All Saints, with Victorian workmen’s cottages and terraces filling the streets off Hertford Road and Fore Street. From the 1920s onwards came large council estates — the Hyde, Galliard and others — and the comprehensive 1960s and 1970s redevelopment of Edmonton Green brought tower blocks and the shopping centre, much of it now being refurbished. A great many of the flats are ex-local-authority, sold under Right to Buy, alongside converted and newer flats. Each type, from a Victorian terrace to a 1970s tower flat, needs a different survey approach.
Leasehold, ex-council flats and tower blocks
Leasehold is central in N9, which is why lease extension and enfranchisement work is such a large part of what we do here. On the ex-local-authority and tower-block flats the lease, ground rent, service charges and any major-works programme are the key issues, and on the taller post-war blocks cladding and EWS1 status matter too. We value flats for lease extension and assess the premium, advise leaseholders on collective enfranchisement, and on converted houses check the tenure and lease terms. The Edmonton Green regeneration is also changing parts of the area, bringing newer stock with its own management and service-charge arrangements.
The Lea Valley, flood risk and London Clay
Lower Edmonton sits low in the Lea Valley, on London Clay overlain by river gravels and alluvium, so flood risk is a genuine consideration — Salmons Brook runs through Edmonton Green (culverted and re-engineered in places to reduce flooding) toward Pymmes Brook and the River Lea. We always recommend checking the property’s flood status through the official flood-risk checker and the legal searches. On the clay, shrink–swell movement near mature trees is a recognised cause of subsidence on the terraced stock, and the North Circular runs close by, which we weigh where a property is materially affected.

Common questions
Lower Edmonton surveyors — your questions
Yes — Edmonton Green, Church Street, the Hertford Road side and the ex-council estates across N9. We have completed instructions across the postcode recently, with our head office a short drive away in Finchley Central; when you instruct us, an RICS surveyor who knows the area inspects the property.
Our head office is a short drive away in Finchley Central, so we can usually arrange an inspection in Lower Edmonton within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.
Yes — this is core work for us. We value the flat for a lease extension and assess the likely premium, advise on the statutory and informal routes, and can guide leaseholders through collective enfranchisement where a group wants to buy the freehold. On the taller blocks we also factor in cladding and EWS1 status, service charges and any major-works programme, and we always check the property’s flood status given the Lea Valley setting.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
