Why it matters
Need a chartered surveyor in Camden Town?
Yes. Camden Town and the surrounding NW1 streets are one of our busier leasehold patches, and in recent years we have completed surveys, valuations and a great deal of lease extension and enfranchisement work across the postcode, with our head office a short drive away in Finchley Central. NW1 sits in the London Borough of Camden and is overwhelmingly period — Georgian and early-Victorian terraces around Albert Street, Arlington Road, Gloucester Crescent and Camden Square, a great many converted into flats, alongside warehouse and former-industrial conversions by the Regent’s Canal and new-build at Camden Goods Yard and Hawley Wharf. A large share is leasehold, so lease length, ground rent, service charges and enfranchisement come up constantly. Our RICS surveyors and valuers know this market well.

Local knowledge
What we see in Camden Town property
Camden Town’s housing stock
NW1 is dominated by period housing. The core was laid out from the 1790s and built up after the Regent’s Canal opened in 1820 and the railways arrived in the 1830s, leaving streets of Georgian and early-Victorian terraces around Albert Street, Arlington Road, Delancey Street and Camden Square, and grander Edwardian townhouses on Gloucester Avenue toward Primrose Hill. A great many of these houses are now converted into flats and maisonettes, and the area’s industrial past has left warehouse and former-works conversions along the canal. More recently, Camden Goods Yard, Hawley Wharf and similar schemes have added new-build apartments, and there are pockets of council and ex-local-authority housing. Each type — from solid-wall Georgian fabric to cladding-era new-build — needs a different survey eye.
Camden’s conservation areas and listed buildings
Camden has one of London’s densest concentrations of conservation areas, and much of NW1 falls within them — Camden Town, Camden Square, Regent’s Park and Primrose Hill among them — protecting the Georgian and Victorian terraces and taking in many listed buildings, some Grade I and Grade II. Within these areas, alterations to windows, roofs, frontages and the mansard and butterfly (“London”) roofs common here can need consent, and basement and lower-ground works are tightly controlled. We flag what has been done lawfully and what a buyer can realistically alter, as it affects both cost and value.
London Clay, the Fleet and period fabric
Camden Town sits on London Clay, and it is a recognised subsidence area — seasonal shrink–swell movement near mature street trees, together with historic drainage and the buried River Fleet running through the area, means cracking on the period stock is common, so we look closely at its cause, extent and whether movement is ongoing. The Victorian and Georgian houses are largely solid-wall with shallow foundations, suspended timber floors and concealed box gutters to the butterfly roofs, all higher-maintenance details we examine carefully; lower-ground and basement rooms bring damp and drainage considerations. On the leasehold flats we also cover roofs, communal areas and service charges.

Our head office is a short drive away in Finchley Central, so we can usually arrange an inspection in Camden Town within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.
Yes — this is a large part of our NW1 work. We value flats in the area’s converted Georgian and Victorian houses and period blocks for lease extensions and collective enfranchisement, and advise on lease length, ground rent and service charges. On the buildings themselves we pay close attention to the butterfly roofs and box gutters, lower-ground damp and movement on the clay.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
