N15 is overwhelmingly late-Victorian and Edwardian. When the railways arrived in the 1870s, the area was rapidly built over with terraced streets for working commuters, and today those large terraces — the most sought-after around the Clyde Circus conservation area, Bedford Road and Summerhill Road — are the backbone of the market. A great many have been divided into flats and maisonettes, so conversions are a large part of what sells here, alongside pockets of ex-local-authority housing and newer flats around the station and the Tottenham Hale corridor. Seven Sisters sits on London Clay, with river gravels and alluvium toward the River Lea on its eastern edge, where the ground is lower and a localised flood consideration is worth confirming through searches — the Moselle Brook also runs (largely culverted) through the area with a history of surface-water flooding. On the clay, shrink–swell movement near mature trees is a recognised cause of subsidence, so on the Victorian and Edwardian terraces we look closely at crack patterns, bay windows, roofs, solid walls and any historic underpinning, and at lower-ground and rear-extension damp on the many conversions.
