The subsoil is London Clay, locally heavy (Clay Hill is named for it), where shrink–swell movement near the area’s many mature trees is a recognised cause of subsidence, so we look closely at crack patterns, vegetation and any historic underpinning. Turkey Brook, the New River and other watercourses run through the wider area, so a localised flood consideration is worth confirming through searches on lower-lying plots.
