Why it matters

Need a chartered surveyor or valuer in Chalfont St Giles?

Yes. Chalfont St Giles is part of the area we cover across Buckinghamshire. It is the most picturesque of the three Chalfonts and one of the most desirable villages in the county — a green and duck pond fed by the River Misbourne, eighteenth-century and timber-framed cottages, a Grade I Norman church and Milton's Cottage, the poet's only surviving home, itself Grade I listed. Around the historic core are substantial detached houses, and it is a high-value market, with detached homes averaging well over a million pounds. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Chalfont St Giles property

Chalfont St Giles’ housing stock

The heart of the village is an intact historic core: a green and duck pond fed by the Misbourne, ringed by eighteenth-century and timber-framed cottages, old almshouses, a Grade I listed Norman church and Milton's Cottage, where the poet completed Paradise Lost while fleeing the Great Plague. Around it, and along Nightingales Lane and Pollards Wood, are substantial detached houses built mostly from the early twentieth century onwards on generous, wooded plots. Development is tightly limited, so new-build is rare.

Listed & period property: usually a Level 3

On the cottages and period houses around the green we recommend a Level 3 Building Survey rather than a Level 2 — timber frames, old roofs, movement and damp all need the fuller report. Much of the core is listed or within the conservation area, so alterations carry listed-building and conservation consents, and the whole village sits inside the Chilterns National Landscape and the Green Belt, which tightly restricts extension and redevelopment. We check what has been altered and whether it carried the right consent.

The Misbourne, the plots & HS2 beneath the village

Three things shape our work here. The Misbourne runs through the village and feeds the pond, so on low-lying and riverside property we weigh flood risk and damp, to be confirmed through the searches. On the larger detached houses the plots are generous and well treed, so we look at extensions and their consents and, on the clay-with-flints over chalk, shrink–swell movement near mature trees. And HS2 passes beneath the village in the Chiltern tunnel, with a ventilation shaft nearby, which we note as a matter to confirm through the searches.

Common questions

Chalfont St Giles surveyors — your questions

Yes — the village, Jordans, Bottrells Lane and the streets across HP8, an area we cover. Much of our team works across Buckinghamshire; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across Buckinghamshire, so we can usually arrange a survey or valuation in Chalfont St Giles within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

On a listed or timber-framed cottage we recommend a Level 3 Building Survey — the roof and timbers, any movement, damp and the practicalities of an old building. We flag listed-building and conservation-area consents and the Chilterns AONB and Green Belt constraints on any extension, and near the Misbourne the flood position, to be confirmed through the searches.

Home surveys start from £750 + VAT, valuations from £550 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
