What we look at in Buckinghamshire
From listed market towns to Metroland and the county town
Buckinghamshire’s Chilterns cover an unusually wide range of homes: the listed Tudor and Georgian cores of Amersham and Beaconsfield Old Town; the Edwardian and interwar “Metroland” detached and semi-detached houses that followed the railway into Amersham-on-the-Hill, Gerrards Cross, the Chalfonts and Little Chalfont; the Chiltern villages of Great Missenden and Wendover; High Wycombe’s Victorian, interwar and post-war stock and its furniture-town heritage; and the historic core and large modern estates of the county town, Aylesbury. A listed cottage, a 1930s Metroland detached and a new-build each need a different survey and valuation approach, and we tailor ours to the property in front of us.
Listed, period & non-standard construction
A great deal of our Buckinghamshire work is on period houses, where the recurring issues are roofs, rear and loft extensions and the consents and building-regulations sign-off behind them. In the old towns and villages we regularly survey listed and timber-framed property, which needs a fuller Level 3 approach; and on some post-war estates around High Wycombe and Aylesbury we see system-built and non-standard construction, which lenders scrutinise closely — we identify the construction type and set out what it means for lending, insurance and future sale.
Chalk, the Chiltern streams & ground stability
The Chilterns are chalk, capped in places by clay-with-flints on the higher ground, so shrink–swell near mature trees is a recognised issue in parts of the older stock. The chalk streams — the Misbourne, Chess and Wye — are winterbournes that can flow strongly after wet winters, and river and surface-water flooding is worth checking in the valley bottoms. Historic chalk mining, dene holes and natural chalk dissolution have caused occasional ground movement locally, so on affected streets we recommend confirming the position through the searches.
AONB, Green Belt, HS2 & the commuter premium
Much of southern Buckinghamshire lies within the Metropolitan Green Belt and the Chilterns National Landscape (AONB), so extensions and alterations often face tight planning control and, in places, Article 4 directions. HS2 runs through the county — the Chilterns tunnel and the Wendover and Aylesbury corridor — so near the route we note it as a matter to confirm in the searches. And because value across the belt is driven by the fast Metropolitan and Chiltern-line commute into London, the commuter premium is a real factor, which we weigh in every valuation.
