The stock reflects two phases of growth. Extensive postwar development brought large estates originally built for Londoners — much of it now in private ownership — and the past couple of decades have added significant new-build: modern apartment blocks around Elstree Way, Shenley Road and the town centre, and new family housing. Alongside sits the older, more traditional and affluent Elstree village, with detached and some period houses and a conservation area, much of it wrapped in Green Belt.

The A1 runs just to the east, the M25 (Junction 23) about two miles north and the M1 is nearby, so major-road proximity is a factor near them, alongside the Thameslink line. And Green Belt wraps Elstree and the fringes, restricting extension and new-build in the outer parts; Elstree village is a conservation area.
