Hertfordshire spans an unusually wide range of homes: Georgian and Victorian market-town centres in St Albans, Hertford, Berkhamsted and Hitchin; the pioneering garden-city stock of Welwyn Garden City; the post-war new towns of Hemel Hempstead and Stevenage; street after street of interwar and 1930s commuter semis in Watford, Bushey, Potters Bar and Harpenden; and extensive post-war and modern estates. Period houses, extensions & non-standard construction

Most of our Hertfordshire work is on houses, where the recurring issues are roofs, rear and loft extensions and conservatories — we check what was done and whether it had the right consent and building regulations sign-off. We also see a good deal of system-built and non-standard construction on some post-war estates, and timber-framed or otherwise non-traditional homes in the villages, which lenders scrutinise closely; we identify the construction type and set out what it means for lending, insurance and future sale.

Chalk, clay, rivers & ground stability

Southern Hertfordshire — Watford, Bushey, Borehamwood, Rickmansworth and Potters Bar — sits largely on London Clay, where seasonal shrink–swell near mature trees is a recognised cause of subsidence in the older stock; the north and west run onto the chalk of the Chilterns. River and surface-water flooding is worth checking along the Colne, Gade, Ver, Lea and Mimram valleys, and historic chalk mining and natural chalk dissolution have caused occasional ground collapses, notably around St Albans and Hemel Hempstead, so on affected streets we recommend confirming the position through the searches.

New-build, leasehold & the commuter premium

Hertfordshire has a great deal of new-build — across Welwyn Garden City, Hatfield, Hemel Hempstead, Stevenage and the Watford regeneration — where snagging, the warranty position and estate-management charges all matter. Town-centre and retirement flats bring leasehold into play, so we look at the lease, ground rent, service charges and, on modern blocks, cladding and EWS1 status. And because so much of the county is priced on its fast rail links into London, the commuter premium is a real factor in value, which we weigh in every valuation.
