Why it matters
Need a chartered surveyor or valuer in Chorleywood?
Yes. Chorleywood is part of the area we cover across Hertfordshire. It is an affluent commuter village in the Three Rivers district, on the Metropolitan line and the Chiltern route, sitting inside the Chilterns National Landscape with the M25 at Junction 18. It grew around the railway from the late nineteenth century, and its character comes from what followed: substantial detached houses on generous, wooded plots around the two-hundred-acre Common, Arts and Crafts and Edwardian houses of real quality, and later detached and post-war homes. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge
What we see in Chorleywood property
Chorleywood’s housing stock
Chorleywood is a village of substantial houses on generous, well-treed plots. The railway arrived in 1889 and the village that grew around the Common is notable for the quality of what was built — Arts and Crafts and Edwardian houses of genuine architectural interest, followed by 1920s and 30s detached homes and semis, then post-war and modern infill. It is a high-value, low-turnover market. Because the plots are large and the market is settled, houses here are extended and remodelled repeatedly, and unpicking that accumulation is usually the most important thing a survey has to do.
Period & Arts and Crafts houses: usually a Level 3
On an Arts and Crafts or Edwardian house we recommend a Level 3 Building Survey rather than a Level 2. These are handsome buildings but they are not simple ones: distinctive roofs and rooflines, rendered and tile-hung elevations, leaded and casement windows, and a hundred years of alteration behind them. We look at the roof coverings and structure, movement, damp, and the standard and building-regulations status of extensions and remodelling — and where the house is listed or in a conservation area, whether the right consents were obtained.
AONB, the Green Belt & the Common
Chorleywood sits within the Chilterns National Landscape and the Metropolitan Green Belt, so extensions, outbuildings and redevelopment face tight planning control — something worth establishing before you buy with a project in mind. The Common, at around two hundred acres, is registered common land and a number of houses front or adjoin it, which can carry rights of common and restrictions on fencing and access worth checking. On the chalk with clay-with-flints, and with mature trees close to many houses, we also look carefully for shrink–swell movement.

Common questions
Chorleywood surveyors — your questions
Yes — Chorleywood, Chorleywood Bottom, Heronsgate and the streets across WD3, an area we cover. Much of our team works across Hertfordshire; when you instruct us, an RICS surveyor who knows the area inspects the property.
Most of what we survey here suits a Level 3 Building Survey — the Arts and Crafts and Edwardian houses, the substantial detached homes, and anything extended or remodelled, which is most of the village. For a more modern house in good order and not heavily altered, a Level 2 HomeBuyer survey is enough, and we will say so rather than push you upwards.
Where a property fronts or adjoins the Common we check whether it adjoins registered common land, which can carry rights of common and restrictions on fencing and access, alongside the usual roof, movement, damp, extensions and services. Because the village is in the Chilterns National Landscape and the Green Belt, we also flag the planning constraints on any extension or outbuilding, and on the clay-with-flints near mature trees we look for shrink–swell movement.
