Why it matters

Need a chartered surveyor or valuer in Berkhamsted?

Yes. Berkhamsted is part of the area we cover across Hertfordshire, and we have surveyed and valued here recently. This is an attractive market town in the Borough of Dacorum, set in the Bulbourne Valley about 26 miles north-west of London and surrounded by the Chilterns National Landscape. Its historic core has a long High Street lined with property dating from the 13th century onwards, many buildings listed, with Victorian villas, canalside homes and substantial detached houses running up the valley sides. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Berkhamsted property

Berkhamsted’s housing stock

Berkhamsted is a historic, high-value market town. The medieval core has a long, straight High Street lined with a wide variety of properties dating from the 13th century onwards, a great many of them listed, within a conservation area. Around it are Victorian villas — which began to appear south of the High Street from the 1860s — period cottages and canalside townhouses along the Grand Union Canal, interwar and postwar housing spreading up the valley sides, and substantial detached homes on the higher ground, with some new-build.

A survey-led market

Home surveys lead what we do in Berkhamsted. We carry out RICS Level 2 and Level 3 surveys across the period core, the Victorian villas and the valley-side stock, and older or listed buildings usually call for a Level 3 Building Survey. Alongside the surveys we carry out valuations for probate and inheritance tax, matrimonial and capital-gains purposes.

The Chilterns, the canal and the valley floor

Several local factors stand out. Berkhamsted sits in a narrow chalk valley within the Chilterns National Landscape (AONB), which brings extra planning sensitivity, particularly on the valley sides and ridge. The River Bulbourne, a chalk stream, and the Grand Union Canal run along the valley floor, so for valley-floor and canalside property the flood position — including the mapped possibility of the canal embankment overtopping — is worth confirming through the searches. The West Coast Main Line and the A41 bypass run along the valley, and the historic core is a conservation area with many listed buildings and the scheduled monument of Berkhamsted Castle, so alterations there carry extra consents.

Common questions

Berkhamsted surveyors — your questions

Yes — Berkhamsted, Northchurch and the streets across HP4, an area we cover. Much of our team works across Hertfordshire; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across Hertfordshire, so we can usually arrange a survey or valuation in Berkhamsted within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

On older and listed property a Level 3 Building Survey is usually right, covering the roof and timbers, any structural movement, damp and the services, and the practicalities of maintaining a listed building. We flag listed-building and conservation-area consents; for valley-floor or canalside property the flood position, to be confirmed by search; and on the valley sides the Chilterns AONB planning sensitivity.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
