Rear, side and loft extensions are common across the estates and the older Boxmoor and Old Town stock — we check what was done and whether it had the right consent — and in the Old Town and Boxmoor conservation areas some external works need permission.

Chalk, the Gade and ground stability

Hemel sits on chalk in the Gade and Bulbourne valley, with the Grand Union Canal running through Boxmoor and Apsley, so on low-lying and canal-side streets we weigh flood risk and damp. Historic chalk mining and natural chalk dissolution have caused occasional ground collapses in and around the town, so on affected streets we recommend confirming the position through the searches, and we look closely at crack patterns, roofs, extensions and any historic underpinning.
