Cheam splits into North Cheam, Cheam Village and South Cheam, and its housing is largely a product of the building boom that overwhelmed the old village in the 1920s and 1930s. Much of the stock is mock-Tudor — semis and detached houses with applied timber, rendered elevations and leaded lights — built as Sutton spread westward and North Cheam grew east of Worcester Park. Around the village and on premium roads such as the Nonsuch Estate sit larger detached family houses, while period cottages survive close to the conservation area, and there are terraces, maisonettes, retirement flats and pockets of newer apartments. Each type needs a different survey eye, from rendered inter-war elevations to older village fabric.
Cheam Village conservation area and listed buildings
Cheam Village Conservation Area, designated in 1970, covers historic parkland, mixed period housing and the mock-Tudor shopping parade with its timber detailing and leaded lights. It takes in some of Greater London’s finest domestic Tudor architecture — the Grade II*-listed Whitehall (a timber-framed house of around 1500), the medieval Lumley Chapel, the relocated Old Cottage and the Georgian Old Rectory, with Nonsuch Mansion listed within Nonsuch Park nearby. Alterations to windows, roofs and frontages within the area, and any works to listed buildings, can need consent, which we flag for what has been done lawfully and what a buyer may be able to do.
Clay, chalk and inter-war detail
Cheam sits across changing ground: London Clay to the north around North Cheam, giving way to chalk and Thanet Sand on the rising ground toward South Cheam and Belmont.
