HA7 is mostly inter-war and post-war suburbia. The backbone of the market is large 1930s semi-detached and detached houses on wide, tree-lined roads with generous plots, particularly around Stanmore Hill, Aylmer Drive and the Bentley Priory side, alongside bungalows and some older Georgian and Victorian properties near Old Church Lane and the village core. Modern developments such as Stanmore Place and the apartments near the station add flats to the mix. Because the houses are generous, they are very commonly extended to the rear and into the roof, so the type and quality of those works is often central to a survey.

Stanmore’s larger houses lend themselves to loft and rear extensions, and most loft conversions here fall within permitted development — so on inspection we look closely at structural alterations, load paths, roof and dormer construction and workmanship, and whether works were properly signed off. Plots back onto or sit near green belt and ancient woodland at Stanmore Common, Bentley Priory and Stanmore Country Park, so boundaries, trees, drainage and any protected-species or planning constraints can matter. Stanmore Hill, London Clay and the gravels

Stanmore Hill is one of the highest points in London, and the ground varies markedly — from London Clay in the lower north-east, through Claygate Beds, to free-draining Stanmore Gravels on the higher ground — with springs and wet flushes where they meet. On the clay, seasonal shrink–swell movement near mature trees is a recognised cause of subsidence and of roof and flashing distortion, so we look closely at crack patterns, drainage and any historic underpinning, and weigh how each property sits on this changeable ground.
