What we see in Wanstead property

Leytonstone and Wanstead’s housing stock

E11 has two distinct sides. Leytonstone is built mainly on dense Victorian and Edwardian terraces, much like neighbouring Leyton, with some ex-local-authority stock and new-build along the High Road. Wanstead and Snaresbrook are leafier and generally more substantial: grand Victorian and Edwardian houses on roads such as those around The Green and Nightingale Lane, 1920s and 30s semis and detached homes on the Warren and Counties estates, Edwardian terraces overlooking Wanstead Flats at Aldersbrook, and period conversions and 1930s flats — including the landmark converted Wanstead Hospital. Each type needs a different survey and valuation approach.

Conservation, period houses and conversions

Wanstead has several conservation areas — Wanstead Village, Aldersbrook and Bushwood among them — where external alterations are controlled, so on the larger period houses, where rear and loft extensions are common, we check what was done and whether it had consent. Many of the bigger houses have been extended or divided, so we look at the quality of the work and, on a flat, the conversion and the lease, advising leaseholders on lease extensions where needed. On the converted institutional buildings and 1930s blocks the lease, service charges and management matter.

London Clay, Epping Forest and the A12

E11 sits on river gravels over London Clay, and with so many mature street trees and the Epping Forest edge — Wanstead Flats, Wanstead Park, Bush Wood and Hollow Ponds — seasonal clay movement near trees is a recognised cause of subsidence here, so on the period stock we look closely at any movement, cracking and past underpinning. Forest land is protected, with tree preservation orders common. The A12, the old M11 link road, runs through Leytonstone, so for properties close to it we weigh traffic noise and air quality.
