Lease Extension Valuation, Romford, Essex, RM2 

We were contacted by a Buy to Let Landlord who was seeking advice on the likely costs of a lease extension. The client’s investment was beginning to decrease in value with the lease being approximately 68 years. Our Valuer undertook a desktop valuation and provided advice on the likely costs and best approach within a few days of instruction.

Lease Extension Valuation, Chingford, London, E4 

A leaseholder whose lease had dropped below 70 years contacted us to ask if we could advise them on the likely costs of extending their lease. As this was an investment property for the client, we advise that they needed to act soon to protect and enhance their investment. Our chartered Surveyor undertook and inspection and advised on a section 42 figure.

Lease Extension Valuation, Isle of Dogs, London, E14 

We were instructed to carry out an inspection of a flat in small purpose-built block just south of Canary Wharf for lease extension purposes. The client who had a short lease needed advice as to the cost of securing a lease extension. Our Chartered Surveyor was able to report back within a few days of the inspection.

Capital Gains Tax Valuation, Isle of Dogs, London, E14

Websters surveyors were instructed to undertake a market valuation of a flat set within a newish building to aid in the assessment of Capital Gains Tax liability. Our Chartered Surveyor was asked to carry out a desktop valuation, with further information provided by the client. Our Chartered Surveyor was able to undertake very detailed research of the building and provide their professional opinion as to the market value within days of instruction.

RICS Homebuyer Survey Report, Romford, Essex, RM7 

A homebuyer survey was chosen by our client, as the property was a 1950’s end terraced house.

Our inspection revealed no major defects, although we reported on areas of cracked and loose render cladding to the main walls, and there was evidence of penetrating dampness to the chimney breast.

RICS Building Survey in Hackney, London, E9

The property was an unusual example of a converted early 19th century Georgian coach house, of generally traditional solid brick masonry construction. The property was effectively landlocked, being attached to one side, with no external space accessible. We identified a number of defects in respect of dampness and defective flat felt covered roofs, that provided a two tier roof terrace. We advised that the cost of the works was established before proceeding further with the purchase. We noted that the property had undergone recent alterations which had a detrimental effect on the configuration of the accommodation, and adversely affected saleability. .In our opinion, the agreed purchase price was not supported by an analysis of recent market transactions.

Most of our Home Surveys are undertaken by a Chartered Surveyor with close to 30 years experience. There is very little in building pathology that our Mark Heane hasn’t come across before.

A Home Survey is usually carried out once an offer has been accepted on a purchase. Sometimes there is a mortgage valuation carried out as well but the two are entirely separate. A mortgage valuation is to satisfy the lender on the security of their investment. Often they are carried out with either a very brief inspection of the property or without seeing it at all but instead using computer software called Alternative Valuation modelling. With one of our RICS Home Surveys, our Surveyor will physically inspect the property. Crawling about in the roof void can tell far more about a properties health than a computer. 

If you’re making one of the biggest investments in your life, getting a health check on the property can only be a wise move. That’s why both the RICS and Law Society recommend a Home Survey is always carried out.
