Why it matters
Need a valuer or chartered surveyor in Canary Wharf or the Isle of Dogs?
Yes — and valuations and leasehold work make up much of what we do here, because Canary Wharf and the Isle of Dogs are overwhelmingly a high-rise new-build flats market. We have completed over a hundred instructions across E14 in recent years. This is the London Borough of Tower Hamlets, on a tight loop of the Thames built on the former West India Docks — a dense cluster of residential towers around the Canary Wharf estate, with 1990s and 2000s riverside schemes and ex-local-authority estates across the south of the island. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge
What we see in Canary Wharf property
Canary Wharf and the Isle of Dogs’ housing stock
This is, above all, a high-rise flats market. The Canary Wharf estate and the South Quay and Wood Wharf clusters bring some of the tallest residential towers in the country — schemes such as South Quay Plaza, the Park Drive cluster, Landmark Pinnacle, Pan Peninsula, Harbour Central and Newfoundland, many built or still building in the last decade. Around the edges of the island sit 1990s and 2000s riverside and warehouse-style developments, and across the south are ex-local-authority and housing-association estates. Very little of E14 here is houses, so almost all of our work is on flats — new, recent and resale.
Valuations, leasehold and new-build flats
Because the market is so heavily leasehold and new-build, valuation and lease work is the core of what we do here: Help to Buy, shared-ownership and investor valuations, and probate, matrimonial and capital-gains valuations, alongside lease extension premiums and collective enfranchisement. On the towers and dockside blocks the cladding and EWS1 position and the Building Safety Act status are central to value and saleability, together with service charges, ground rent and management — all of which we set out clearly.
Made ground, the dock loop and tidal flood
The Isle of Dogs is a tight meander loop of the Thames, low-lying and built on reclaimed dock land behind the old dock basins and flood defences. Made ground and tidal flood risk are therefore the headline ground issues across E14, and are worth confirming through the searches on most plots, particularly the riverside schemes. Residential conservation cover is limited here, though the West India Dock walls and warehouses include a number of listed structures, which we note where relevant.

Common questions
Canary Wharf surveyors — your questions
Yes — Canary Wharf, South Quay, Millwall, Cubitt Town and the riverside developments around the Isle of Dogs across E14. We have completed over a hundred instructions across the postcode in recent years, with much of our team working across East London; when you instruct us, an RICS surveyor who knows the area inspects the property.
Much of our team works across East London, so we can usually arrange a valuation or inspection in Canary Wharf or on the Isle of Dogs within a few working days, and often sooner. Tell us your postcode and what you need and we will confirm availability when we quote.
On a new-build or high-rise flat we set out the cladding and EWS1 position and the Building Safety Act status of the block, alongside the lease, ground rent, service charges and management — the things that most affect value and the ability to sell or remortgage. Because the Isle of Dogs is reclaimed dock land on the tidal Thames, we also factor in the flood position and made-ground history through the searches. We value these flats for Help to Buy, shared ownership and lease extension regularly.
Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
