What we see in Canary Wharf property

Canary Wharf and the Isle of Dogs’ housing stock

This is, above all, a high-rise flats market. The Canary Wharf estate and the South Quay and Wood Wharf clusters bring some of the tallest residential towers in the country — schemes such as South Quay Plaza, the Park Drive cluster, Landmark Pinnacle, Pan Peninsula, Harbour Central and Newfoundland, many built or still building in the last decade. Around the edges of the island sit 1990s and 2000s riverside and warehouse-style developments, and across the south are ex-local-authority and housing-association estates. Very little of E14 here is houses, so almost all of our work is on flats — new, recent and resale.

Valuations, leasehold and new-build flats

Because the market is so heavily leasehold and new-build, valuation and lease work is the core of what we do here: Help to Buy, shared-ownership and investor valuations, and probate, matrimonial and capital-gains valuations, alongside lease extension premiums and collective enfranchisement. On the towers and dockside blocks the cladding and EWS1 position and the Building Safety Act status are central to value and saleability, together with service charges, ground rent and management — all of which we set out clearly.

Made ground, the dock loop and tidal flood

The Isle of Dogs is a tight meander loop of the Thames, low-lying and built on reclaimed dock land behind the old dock basins and flood defences. Made ground and tidal flood risk are therefore the headline ground issues across E14, and are worth confirming through the searches on most plots, particularly the riverside schemes. Residential conservation cover is limited here, though the West India Dock walls and warehouses include a number of listed structures, which we note where relevant.
