Wapping and Shadwell’s housing stock

E1W is overwhelmingly a flats market with a strong riverside character. Its finest homes are the Victorian dock-warehouse conversions that line the Thames — Oliver’s Wharf, Metropolitan Wharf, Wapping Riverside and others — typically with exposed brick and timber and long leases. Around them sit Georgian terraces at Wapping Pierhead and Cable Street, ex-dock social housing from the 1950s onwards, the marina apartments of St Katharine Docks, and a growing stock of new-build such as the large London Dock scheme. There are very few houses, so almost all of our work here is on flats.

Leasehold, warehouse conversions and new-build

Leasehold is central in E1W, which is why lease extension and enfranchisement work is such a large part of what we do here: we value flats for a lease extension and assess the premium, and advise leaseholders on collective enfranchisement, looking closely at the lease, ground rent, service charges and management. The warehouse conversions bring their own issues — damp and moisture through converted brickwork, flat-roof coverings on 1980s Docklands schemes, and movement on former dock ground — while on the modern and high-rise blocks we look closely at cladding and EWS1 status and fire safety, which bear on value and saleability.

Conservation, listed wharves and the Thames

Much of E1W sits within conservation areas — Wapping Pierhead, Wapping Wall and St Katharine Docks — with many statutorily listed warehouses and Georgian buildings, so external alterations are tightly controlled and original fabric needs a careful eye. The area is built on the tidal Thames riverside, partly over former docks filled in the twentieth century, so on riverside and lower plots the flood position and the made-ground conditions are worth confirming through the searches. On the period and converted stock we look at structure, roofs and damp with the river setting firmly in mind.
