E2 packs an unusual range into a small area: Georgian terraces, Victorian terraces and tenements, and post-war tower blocks often sit side by side. Some of the most significant social housing in the country is here — the Boundary Estate around Arnold Circus, one of the first council estates built — alongside the well-preserved Victorian terraces of the Jesus Hospital Estate near Columbia Road and large later ex-local-authority estates with many Right-to-Buy flats. Much of E2 is flats, so tenure and condition go together. On ex-local-authority flats — including the historic estates — the lease, service charges and any major-works programme are central, and on the older blocks the age and fabric matter. On workshop and warehouse conversions we look at the conversion quality, sound separation and the lease; on the canal-side new-build we look closely at cladding and EWS1 status, fire safety, service charges and management. We value flats for lease extension and assess the premium, and advise leaseholders on collective enfranchisement across the area.

Conservation, London Clay and the canal

E2 has a dense pattern of conservation areas — the Boundary Estate around Arnold Circus, the Jesus Hospital Estate, Hackney Road, the Regent’s Canal and the western part of Victoria Park — many with listed buildings, so external alterations are tightly controlled and original fabric needs a careful eye. The ground is London Clay, where movement near mature trees is a recognised cause of subsidence and the solid walls bring the familiar damp and roof issues we examine. Along the Regent’s Canal and on former gasworks and industrial sites, made ground and any flood risk are worth confirming through the searches.
