Hackney and Dalston’s housing stock
E8 is a dense, varied inner-city market. Georgian and Victorian terraces and squares — around London Fields, Albion Square and the old Dalston village core — form the period backbone, many of the larger houses long since divided into flats. Alongside sit some of Hackney’s largest ex-local-authority estates, mansion blocks, warehouse conversions toward Kingsland and the Regent’s Canal, and a wave of new-build led by Dalston Square, whose towers added several hundred apartments. Because so much of E8 is flats, tenure and condition go hand in hand. On ex-local-authority flats the lease, service charges and any major-works programme are central, and on the Dalston Square towers and other new-build we look closely at cladding and EWS1 status, fire safety, service charges and management — all of which bear on value and saleability.
Conservation, London Clay and low-lying ground
Parts of E8 fall within conservation areas — around London Fields, Albion Square, Dalston and De Beauvoir — where external alterations are controlled and some streets carry Article 4 directions, so on the very common loft and rear extensions we check what was done and whether it had consent. The terraces sit on London Clay, where movement near mature trees is a recognised cause of subsidence and the solid walls bring the familiar damp and roof issues we examine. Parts of the area lie low in the Lower Lea Valley, so on some plots a flood and ground check is worth confirming through the searches.
