Homerton and Victoria Park’s housing stock
E9 is built mainly on Victorian terraces, but with a wide range of value and character. The Victoria Park streets — Victoria Park Village around Lauriston Road and the grand terraces facing the park — are among East London’s most sought-after, well-preserved mid-Victorian houses, many now divided into flats. Homerton adds plainer Victorian terraces and some of Hackney’s large ex-local-authority estates. To the east, regenerating Hackney Wick brings converted warehouses and a fast-growing stock of canal-side new-build by the Olympic Park. Each type, from a park-side townhouse to a Wick warehouse flat, needs a different survey and valuation approach.
Victoria Park conservation and Hackney Wick new-build
The Victoria Park and Cassland Road conservation areas take in well-preserved Victorian streets and listed buildings, where external alterations are tightly controlled — so on the very common extension and — on the larger houses — loft and rear projects we check what was done and whether it had consent. In Hackney Wick the picture is different: on warehouse conversions and new-build flats we look closely at cladding and EWS1 status, fire safety, service charges and management, and at the made-ground and flood history of these former industrial, canal-side sites. On ex-council flats the lease, service charges and major works are central.
London Clay, the canals and the Lea
E9’s terraces sit on London Clay, where seasonal movement near mature trees is a recognised cause of subsidence and the solid walls bring the familiar damp, roof and flashing issues we examine. The eastern side of E9, around Hackney Wick, the Hertford Union and Regent’s canals and the River Lea, falls into the Lea Valley floodplain and sits largely on regenerated former industrial land, so on those plots a flood and made-ground check is worth confirming through the searches. Closer to Victoria Park the ground rises onto firmer clay.
