What we see in East Ham property

East Ham and Beckton’s housing stock

E6 is really two areas. East Ham is dominated by Victorian and Edwardian terraced houses, built between the 1880s and the First World War in long tree-lined avenues, from two-bed cottages to larger family homes, many now divided into flats, with some interwar semis. Beckton, by contrast, was built largely after 1982 on the cleared site of the former gasworks and the surrounding Docklands land: flats, maisonettes, ex-local-authority homes, modern apartments and houses in a more suburban layout, with very little period stock. A Victorian terrace and a 1990s Beckton flat need quite different survey and valuation approaches.

Terraces, new-build flats and leasehold

On the East Ham terraces we look at solid walls, roofs and damp and the quality of any extension or conversion, and advise leaseholders on lease extensions and enfranchisement on the converted flats. On Beckton’s flats, maisonettes and ex-local-authority homes the lease, service charges, management and — on the blocks — cladding and EWS1 status are the key questions. We value across E6 for probate, matrimonial, shared-ownership and capital-gains purposes.

Made ground, the old gasworks and tidal flood

Beckton sits on heavily reclaimed, formerly industrial land — the site of what was once the largest gasworks in Europe — so made ground, ground contamination and the remediation history are real considerations there, and the Beckton Riverside regeneration is now decontaminating much of that land. Both East Ham and Beckton are low-lying Thames-and-Roding floodplain, so tidal and surface-water flood risk is worth confirming through the searches, and London City Airport lies close to the south, so aircraft noise can be a factor. We weigh all of this when we survey or value.
