Canning Town and the Royal Docks’ housing stock
E16 is overwhelmingly a flats market, shaped by some of London’s largest regeneration. New-build and dockside apartments dominate — Royal Wharf, Royal Victoria Dock, the Hallsville Quarter at Canning Town, Silvertown and many more — alongside large ex-local-authority estates across Canning Town, Custom House and Silvertown, much of the area having been rebuilt after wartime damage. A smaller stock of Victorian and early twentieth-century terraces survives, with some warehouse conversions in Silvertown, and there is a great deal of shared-ownership housing. Very little of E16 is houses, so almost all of our work here is on flats.

The Royal Docks are reclaimed dockland on the tidal Thames, so made ground and flood risk are the headline ground issues across E16. Much of the area is low-lying and within the tidal floodplain — protected by the Thames Barrier and the river and dock walls, but designated for flood risk — and surface-water and tidal flooding have affected low-lying streets, so a flood and ground check through the searches matters on most plots. Parts of Silvertown also sit close to London City Airport and the working sugar refinery, so aircraft noise and industrial neighbours are worth weighing when we survey or value.
