Stratford and West Ham’s housing stock
E15 has been transformed by regeneration, and its stock reflects that. Victorian terraces — built for the factory and dock workers of what was once the industrial heart of the area — still line much of Maryland, Stratford New Town and West Ham, with many now divided into flats. Among them sit some of Newham’s largest ex-local-authority estates, including the Carpenters Estate beside Stratford station, and a large and growing stock of high-rise new-build along Stratford High Street and around the station and Olympic Park fringe. Each type, from a period terrace to a thirty-storey tower, needs a different survey and valuation approach.
New-build, ex-council flats and terraces
On the new-build and high-rise flats that dominate recent development we look closely at cladding and EWS1 status and the Building Safety Act position, alongside service charges, ground rent and management — all of which bear on value and saleability — and we value flats for Help to Buy, shared ownership and lease extension. On ex-local-authority flats the lease, service charges and any major-works or estate-regeneration programme are central. On the Victorian terraces we look at solid walls, roofs and damp and the quality of any extension or conversion, and advise leaseholders on enfranchisement.
The Lower Lea Valley, flood and made ground
Stratford sits in the Lower Lea Valley, with the River Lea and the Bow Back Rivers along its western edge, and much of the lower ground is regenerated former industrial land. That means flood risk and made ground are real considerations on lower and riverside plots, and are worth confirming through the searches, particularly on the new-build sites. The Victorian terraces sit on London Clay, where seasonal movement near mature trees and the usual solid-wall and roof issues are what we examine. Conservation-area cover is limited across E15, so most of the older stock is not subject to those controls.
