Why it matters

Need a chartered surveyor in Romford?

Yes — Romford is part of the RM1 area we cover across East London. This is the London Borough of Havering, on the boundary between Greater London and Essex: a historic charter market town that is now one of outer London’s largest commercial centres and is being transformed by Elizabeth line regeneration. The stock runs from Victorian and Edwardian terraces near the centre, through 1930s semis along the arterial roads, to a fast-growing supply of new-build apartments around the station. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Romford property

Romford’s housing stock

Romford’s stock spans several eras. Victorian and Edwardian red-brick terraces, often on narrow plots with shallow rear gardens, line the inner residential streets near the centre and station; 1930s semi-detached family homes spread along the arterial roads and around Rise Park and Marshalls Park; and the Elizabeth line has brought a wave of contemporary, high-density new-build apartments around the town centre, with major regeneration such as the Waterloo Estate under way. There are also post-war terraces and maisonettes. Each era needs a different survey and valuation approach.

Terraces, 1930s semis and town-centre flats

On the terraces and 1930s semis we look closely at roofs, walls, damp and the quality and consents of extensions and loft conversions — popular here, though the narrow town-centre plots can constrain them. On the new-build and converted town-centre flats the cladding and EWS1 position and Building Safety Act status matter on the taller blocks, along with the lease, ground rent and service charges. We value across RM1 for probate, matrimonial, shared-ownership, Help to Buy and capital-gains purposes.

The River Rom, gravel and clay

The old town sits on a gravel terrace, with London Clay on the higher ground to the north, so the ground conditions — and any seasonal movement near mature trees on the clay — vary across RM1. The River Rom runs through the town, largely culverted at the centre, and Romford has a history of flooding, so flood risk near the watercourse is worth confirming through the searches. Conservation cover in the RM1 town-centre area is limited, though tall-building and high-density policies now shape development near the station.

Common questions

Romford surveyors — your questions

Yes — Romford town centre, Rise Park, Marshalls Park and the streets across RM1, an area we cover. Much of our team works across East London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across East London, so we can usually arrange an inspection in Romford within a few working days, and often sooner. Tell us your postcode and the report you need and we will confirm availability when we quote.

On a town-centre new-build or converted flat we set out the cladding and EWS1 position and the Building Safety Act status of the taller blocks, alongside the lease, ground rent, service charges and management — the things that most affect value and the ability to sell or remortgage. We value these flats for Help to Buy and shared ownership regularly. On a Victorian terrace or 1930s semi the checklist instead focuses on the structure, roof, damp, movement near trees and any extension.

Home surveys start from £650 + VAT, valuations from £500 + VAT and leasehold reform valuations from £550 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
