Ilford and Gants Hill’s housing stock

Ilford is one of outer East London’s biggest town centres, and its stock is correspondingly varied: Victorian and Edwardian terraces around the town and Ilford Lane, larger period houses near The Drive, Cranbrook Road and Valentines Park, 1930s bay-fronted family homes, 1960s purpose-built blocks, and a fast-growing band of new-build apartment towers around the station since the Elizabeth line arrived. Gants Hill, just to the north, is a planned 1930s suburb of generously sized semis and terraces, with the occasional detached house and converted Victorian factory. There is also a large private-rental and HMO market across IG1.

New-build, leasehold and valuations

London Clay, the Roding and trees

Ilford and Gants Hill sit on London Clay, where seasonal shrink-and-swell near the many mature street trees is a recognised cause of subsidence in the period and 1930s houses, so we look carefully at any movement and past underpinning. Ilford takes its name from the ford over the River Roding, which runs along the western edge, so flood risk is worth confirming through the searches on the lower ground near the river. Ilford has conservation pockets of Edwardian and Victorian streets where alterations face extra controls.
