The first is period: the small Victorian terraces and cottages of Brackenbury Village, the larger villas of Hammersmith Grove, the Victorian mansion flats and houses of Brook Green, the Georgian stucco of St Peter’s Square, and the riverside townhouses of Hammersmith Terrace and the Mall. The second is modern: a growing cluster of riverside apartment schemes such as Fulham Reach and Distillery Wharf. It is a well-connected, desirable West London market of families, professionals and international buyers.

Period houses, riverside flats and leasehold

On the period houses a Level 3 Building Survey is often the right choice, covering roofs, additions, basements and any movement. On the riverside and new-build flats the cladding and EWS1 position and the Building Safety Act status of the block matter, alongside the lease, ground rent, service charges and management. We also handle mansion-flat lease extensions and enfranchisement around Brook Green, and value for probate, matrimonial, capital-gains, Help to Buy and shared ownership; Hammersmith and Fulham is one of London’s more valuable boroughs, so a good many homes here sit above the £2m High Value Council Tax Surcharge threshold.

The tidal Thames, the A4 and conservation

Hammersmith’s southern edge is the tidal Thames, so on the riverside townhouses at Hammersmith Terrace and the Mall, and on the newer riverside blocks, we check the flood position through the searches. The A4 and its flyover run through the district, so on homes close to it we weigh traffic noise. The ground is London Clay, with the usual watch for movement near trees on the period houses, and conservation areas and listed buildings — St Peter’s Square, the Mall, Brackenbury and Brook Green among them — bring the usual consents for alterations.
