Kensington’s housing stock

Kensington is one of London’s most valuable markets. White stucco terraces and Italianate villas and grand Victorian and Georgian townhouses dominate the streets north of the High Street — the Phillimore Estate, Kensington Square, Victoria Road, Campden Hill and Edwardes Square — alongside red-brick Edwardian mansion blocks such as Campden Hill Court, Abingdon Court and Iverna Court, and quiet cobbled mews. A great deal of the stock is leasehold, arranged around private garden squares, and it is a strongly international, family-led market with values running well into the millions.

Leasehold, enfranchisement and high-value valuations

Because so much of W8 is leasehold, lease extension and collective enfranchisement are central: lease length and terms, ground rent, service charges and the restrictive covenants on alterations common in the mansion blocks all bear on value. Almost every home here sits well above the £2m threshold for the new High Value Council Tax Surcharge, which the Valuation Office is banding on 2026 values ahead of the charge from April 2028, so owners increasingly want an independent RICS valuation to check or challenge a band. We also value across W8 for probate and inheritance tax, matrimonial and capital-gains purposes.

Period fabric, basements and conservation

Much of the stock is period and a great deal of it is listed and within conservation areas, so on a townhouse a Level 3 Building Survey usually suits — we look closely at roofs, parapets, lightwells, and the many basement and lower-ground excavations, where structure, damp and party-wall matters come into play. The area sits on London Clay, and the Royal Borough operates some of the strictest controls in London, so alterations to listed and conservation-area buildings carry added consents worth confirming early.
