Why it matters

Need a chartered surveyor or valuer in Notting Hill?

Yes — Notting Hill is part of the area we cover across West London, and we have surveyed and valued across W11 recently. This is prime Kensington and Chelsea, and the Ladbroke Estate gives it its character: grand Italianate stucco terraces and crescents arranged around some of London’s finest communal garden squares, Victorian townhouses, the stucco of Pembridge and Norland, mews houses, mansion flats and period conversions, with Portobello Road and Westbourne Grove at its heart. Websters is a firm of RICS chartered surveyors and registered valuers, and our surveyors know this market well.

Local knowledge

What we see in Notting Hill property

Notting Hill’s housing stock

Notting Hill is prime central-west London, and the mid-nineteenth-century Ladbroke Estate defines it: grand Italianate stucco terraces and crescents — Lansdowne, Stanley Crescent, Clarendon Road, Kensington Park Gardens — laid out around large communal garden squares, with Victorian townhouses, the stucco streets of Pembridge and Norland, cobbled mews, mansion flats and a great deal of period conversion. Portobello Road and Westbourne Grove give the area its market and shopping character. Values are high and the market is strongly international.

Surveys, high-value valuations and leasehold

On the big stucco and Victorian houses a Level 3 Building Survey is usually the right choice. Alongside that, much of the flat stock is leasehold, so lease extension and collective enfranchisement are a core part of our work — lease length and terms, ground rent, service charges and, distinctively here, the rights and charges attaching to the communal garden squares. A great many W11 homes sit above the £2m High Value Council Tax Surcharge threshold, so owners want independent RICS valuations to check a band, and we also value for probate, matrimonial and capital-gains purposes.

Period fabric, garden squares and conservation

Much of the stock is period and a great deal of it is listed and within conservation areas — Ladbroke, Pembridge, Norland and Colville among them — so on a townhouse we look closely at roofs, parapets, lightwells and any basement excavation, and flag the consents that alterations carry. The communal garden squares bring their own rights, covenants and charges, which we set out where relevant. The ground is London Clay, and the Royal Borough operates some of the strictest controls in London.

Common questions

Notting Hill surveyors — your questions

Yes — Notting Hill, the Ladbroke Estate, Pembridge, Norland, Portobello and the streets across W11, an area we cover. Much of our team works across West London; when you instruct us, an RICS surveyor who knows the area inspects the property.

Much of our team works across West London, so we can usually arrange a survey or valuation in Notting Hill within a few working days, and often sooner. Tell us the address and the report you need and we will confirm availability when we quote.

On a stucco or Victorian house we would usually recommend a Level 3 Building Survey, looking closely at the roof, parapets, lightwells and any basement excavation. Where the home has rights over a communal garden square we set out those rights and the charges, and on a flat we set out the lease, ground rent and service charges. Where the house is listed or in a conservation area we flag the consents alterations carry, and for a home valued over £2m we flag the High Value Council Tax Surcharge band.

Home surveys start from £800 + VAT, valuations from £650 + VAT and leasehold reform valuations from £650 + VAT; Party Wall work is priced by scope. We give a fixed quote once we know the property and the report you need.
